There are several categories: property investors, public investors, entrepreneurs, skilled professionals, scientists, doctors, exceptional talents, outstanding students and graduates, creatives and athletes. Requirements depend on the category and the emirate.

Yes. Eligible UAE property valued at AED 2 million or more can qualify. Several properties can generally be combined to reach the value, mortgaged properties can qualify with the right bank documents, and eligible off-plan properties can be considered subject to authority requirements.

A basic monthly salary of at least AED 30,000 is generally required, along with a qualifying UAE employment contract, an attested bachelor's degree or equivalent, and the right professional classification. If your salary is slightly below that, we can check whether another category fits your profile.

Documents in English or Arabic normally do not. Certificates in other languages generally need a certified legal Arabic translation before submission.

A medical fitness test is required from age 18. Emirates ID biometrics are generally required from age 15 if not already done. Where possible we book the nearest approved centre at a time that suits you.
